Guest Policies
Reservations
Bed and Breakfast Bookings; There is a two-night minimum for weekend reservations, and a three-night minimum for midweek reservations.
Guest House Bookings; There is a five-night minimum. A $250 cleaning fee will be applied to each booking and/or each week of extended stay rentals.
There will be no refunds for reservations canceled less than 14 days from the day of arrival, 30 days for Foliage Season, holiday weekends, and college graduations, unless the rooms can be re-booked. For a full refund, please give at least two weeks notice prior to intended arrival. *We are reviewing this policy in light of COVID-19 concerns. The health and safety of our guests, family and community members, is of greatest importance. We ask that you please do not travel if you believe that you have been exposed and/or if you may be at risk of exposing others.
Because of our small size, B&B cancellations and no-shows affect us significantly. If a guest does not arrive and honor their reservation, or contact us in advance to cancel, they will be charged for the full amount of the stay. Please let us know if your circumstances change, as we may be able to book the rooms and honor your reservation for another date.
For the sake of our other guests, we cannot accommodate your pets except at the Guest House.
Your credit card will be charged upon booking.
Stay
Bed and Breakfast Guests: We serve breakfast in the morning between 8:00AM and 9:00AM. With notice, we can make earlier breakfast arrangements, if needed. Please let us know one week in advance if you have dietary restrictions that we can accommodate.
Guests may check-in any time between 3:00 PM and 6:00 PM, however special arrangements may be made for late arrivals. Guests are to check out by 11am or with prior approval to stay late.
This is our home and we reserve the right to refuse service to anyone who is disrespectful. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind.
This is a Non-Smoking and Non-Vaping establishment.
We do not have a liquor license at this time, so we cannot serve alcohol, but Vermont State law permits you to bring your own alcoholic beverages and consume it on the premises. Please consume alcohol responsibly, and do not drink and drive.
Environment
We are committed to protecting the environment, the health and safety of our employees, and the community in which we conduct our business. It is our policy to seek improvements throughout our business operations to lessen our impact on the local and global environment by conserving energy, water, and other natural resources; reducing waste generation; recycling and purchasing recycled products; and reducing our use of toxic materials. We believe that as a business we have a responsibility not only to minimize our impact but also to make environmental policy a key and integral part of our business strategy.
Liability Waiver and Release Agreement
This Agreement is made between Vermont Bed and Breakfast LLC (“the Property Owner”) and the undersigned guest(s) (“Guest”). By signing this document, the Guest acknowledges and agrees to the terms set forth below:
1. Assumption of Risk
Guest understands and accepts that staying at Vermont Bed and Breakfast LLC, participating in activities on or around the property, and using facilities may involve risks of injury, loss, or damage. These include, but are not limited to:
Uneven terrain, steps, or outdoor areas.
Weather-related conditions (snow, ice, rain, etc.).
Use of amenities (e.g., fireplaces, water features, kitchens).
Natural water bodies and use of pool or flotation devices.
Guest voluntarily assumes all risks associated with their stay.
2. Release of Liability
Guest agrees to release, indemnify, and hold harmless Vermont Bed and Breakfast LLC, its owners, employees, agents, and affiliates from any and all claims, demands, actions, or liabilities arising from injury, loss, or damage to Guest or their property during their stay, except in cases of gross negligence or willful misconduct by the Property Owner.
3. Children and Supervision
Guest acknowledges that children must be supervised at all times and accepts full responsibility for their safety and actions.
4. Property Use
Guest agrees to use the property responsibly and notify the Property Owner immediately of any damages or hazards they notice.
5. Personal Belongings
The Property Owner is not responsible for lost, stolen, or damaged personal belongings.
6. Acknowledgment
By clicking to agree electronically, Guest acknowledges they have read, understand, and agree to the terms of this Liability Waiver and Release Agreement.
