Guest Policies
Reservations
Bed and Breakfast Bookings; There is a two-night minimum for weekend reservations, and a three-night minimum for midweek reservations.
Guest House Bookings; There is a five-night minimum. A $250 cleaning fee will be applied to each booking and/or each week of extended stay rentals.
There will be no refunds for reservations canceled less than 14 days from the day of arrival, 30 days for Foliage Season, holiday weekends, and college graduations, unless the rooms can be re-booked. For a full refund, please give at least two weeks notice prior to intended arrival. *We are reviewing this policy in light of COVID-19 concerns. The health and safety of our guests, family and community members, is of greatest importance. We ask that you please do not travel if you believe that you have been exposed and/or if you may be at risk of exposing others.
Because of our small size, B&B cancellations and no-shows affect us significantly. If a guest does not arrive and honor their reservation, or contact us in advance to cancel, they will be charged for the full amount of the stay. Please let us know if your circumstances change, as we may be able to book the rooms and honor your reservation for another date.
For the sake of our other guests, we cannot accommodate your pets.
Your credit card will be charged upon booking.
Stay
Bed and Breakfast Guests: Midweek Bed and Breakfast guests will have a variety of items available for breakfast. Saturday and Sunday we will serve a hot breakfast. We serve breakfast in the morning between 8:00AM and 9:00AM. With notice, we can make earlier breakfast arrangements, if needed. Please let us know one week in advance if you have dietary restrictions that we can accommodate.
Guests may check-in any time between 3:00 PM and 6:00 PM, however special arrangements may be made for late arrivals. Guests are to check out by 11am or with prior approval to stay late.
This is our home and we reserve the right to refuse service to anyone who is disrespectful. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind.
This is a Non-Smoking establishment.
We do not have a liquor license at this time, so we cannot serve alcohol, but Vermont State law permits you to bring your own alcoholic beverages and consume it on the premises. Please consume alcohol responsibly, and do not drink and drive.
Environment
We are committed to protecting the environment, the health and safety of our employees, and the community in which we conduct our business. It is our policy to seek improvements throughout our business operations to lessen our impact on the local and global environment by conserving energy, water, and other natural resources; reducing waste generation; recycling and purchasing recycled products; and reducing our use of toxic materials. We believe that as a business we have a responsibility not only to minimize our impact but also to make environmental policy a key and integral part of our business strategy.
We have a friendly black Labrador (dog) named Stout, who lives on the property. She lives on our side of the building and does not have access to the B&B guest rooms.
